Grand Junction Lodge will offer a variety of chef-prepared culinary and dining experiences and outdoor lifestyle experiences including a greenhouse and horticulture area. In addition, our skilled nursing facility is conveniently located within a few miles of Grand Junction Lodge.     The Maintenance Director directs the maintenance operation of the community and conducts maintenance and repairs as needed. This position develops annual budget for Maintenance and Housekeeping departments, oversees purchasing and is responsible for safety of staff and residents. This position is also responsible for legal and regulatory requirements as well as personnel management.

    The person holding this position is delegated the responsibility for carrying out the assigned duties and responsibilities in accordance with current existing federal and state regulations and established company policies and procedures.

    Responsibilities

    KEY RESPONSIBILITIES:

    Maintenance Duties: 75 % time

    Ensures HVAC is working properly

    Maintain a supply of replacement parts for building equipment

    Replace float units in community toilets and washers

    Replace and clean air filters

    Repair windows, screens, and coverings

    Repair doors, hinges, handles, and locks

    Repair lawn mowers, stoves, appliances, floor machines, ice machines etc.

    Replace light bulbs, fuses, ballasts, circuit breakers, extension cords, electric plugs, bed-call cords, pull chains, emergency-call system cords, electrical outlets etc.

    Repair beds, wheelchairs, walkers, canes, crutches, hand rails, railings, grab bars, towel bars, soap dishes, and water/bath sprays

    Paint interior and exterior surfaces

    Build and construct shelves, racks, tables, benches, foot stools, and bulletin boards

    Repair maintain, and paint closets, rods, shelves, bedside tables, drawers, and closet doors

    Replace smoke detectors, sprinkler heads, and mixing valves

    Repair and replace gutters, downspouts, and drains

    Maintain a well-organized, clean, neat workshop and tool room

    Work cooperatively with all departments, staff, and residents

    Repair minor roof leaks

    Maintain all tools in good working order

    Use job orders, purchase orders, and work orders

    Replace ceiling and floor tile

    Maintain and repair lawn furniture and outside decor such as fountains, lights, etc.

    Complete routine maintenance inspections throughout the building

    Clean up after every job and test the equipment to be assured it is in proper working order.

    Perform administrative requirements

    Management Duties: 25 % time

    Oversee operations and personnel in Maintenance and Housekeeping departments

    Facilitates human resource management (i.e., hiring, issuing discipline, terminating employees)

    Manages department budgets and provides reporting to the Executive Director

    Maintain current catalogs of parts and supplies

    Establish commercial resources for repairs and supplies

    Provide leadership to staff

    Attend departmental and staff meetings

    Submit accident/incident reports

    Conduct and supervise required fire drills

    Maintain current knowledge of all emergency call, Wi-Fi, systems, etc.

    Promotes process improvement and develops standards for departments supervised

    Perform all other duties as assigned

    Qualifications

    SKILLS AND KNOWLEDGE:

    Skills: Google and Microsoft operating platforms

    Knowledge: Plumbing systems, electrical systems, alarm systems, appliances, household and commercial stoves, refrigerators, washers, dryers, air-conditioning and heating units; specifications, plans, corrections, and state and federal standards and safety requirements; building codes and safety regulations

    EDUCATON AND EXPERIENCE

    Education: High School Diploma or GED required

    Experience: Five (5) years of directly related experience required; supervisory experience preferred
