Exciting Opportunity for an experienced Environmental Services Manager for a startup boutique Skilled Nursing and Assisted Living Center.

The Preserve, A Family of Senior Living Options by Volunteers of America (VOA) located in Fort Myers, Florida, is seeking a full-time Environmental Services Manager to join the VOA Team.

JOB OBJECTIVE:
Assumes responsibilities for overall maintenance of facility. Responsible for preventative maintenance, safety, conservation, repairs inside and outside the facility to provide a safe, attractive and orderly environment for the benefit, use, enjoyment protection of residents, staff and visitors. Conducts routine tests, drills, and inspections on various facility systems and implements programs in a manner that meet the goals and objectives of the facility.

ESSENTIAL FUNCTIONS:

1. Has oversight responsibilities for the general services of the facility including maintenance, housekeeping and laundry.
2. Plans, schedules, performs and records all preventive maintenance functions in accordance with the established preventive maintenance system.
3. Assumes responsibility for maintenance, operation, testing and repair of fire detection, alarm, and extinguishing systems and equipment.
4. Assumes responsibility for the maintenance of facility floor covering.
a. Observes and monitors routine floor care in resident rooms as performed by housekeeping staff.
b. Schedules, coordinates and directs facility floor covering care in ancillary service and common care as throughout the facility.
c. Schedules, coordinates and directs stripping, waxing, polishing and shampooing of floor covering throughout the facility in accordance with the floor covering maintenance program.
5. Administers personnel functions of the Maintenance, Housekeeping and Laundry Departments.
a. Interviews and hires department personnel; supervises orientation; counsels and/or disciplines employees on infractions of established rules; terminates employees when needed; conducts exit interviews of department personnel.
b. Conducts performance evaluations and recommends wage changes.
c. Develops, implements and maintains work routines and staffing schedules.
d. Initiates and directs in-service training programs for the departments.
6. Monitors monthly department expenditures to budget.
7. Maintains and cares for outside grounds.
8. Performs maintenance functions throughout the building.
9. Directs the safety program for the facility.
10. Practices a teamwork philosophy.
11. Attends required in-services and completes assigned on-line modules.

Other Primary Functions:
1. Maintains current list of service vendors who are authorized and licensed, if applicable, to inspect and/or repair facility equipment/systems.
2. Confers with the Executive Director, on an annual basis, in the development and implementation of department objectives with respect to overall facility and organizational goals' review quarterly.
3. Submits a brief monthly report, oral or written, to Executive Director concerning department functions and expenditures.
4. Recommends to the Executive Director purchases or repairs of department equipment; initiates Executive Director approved equipment repairs.
5. Manages department inventory control programs.
6. Manages department infection control and safety programs.
7. Performs other duties or special assignments as directed by the Executive Director.

5. Know the location and purpose of Safety Data Sheets (SDS).
6. Follow guidelines for department environment and safety measures.
7. Follow guidelines for safe handling, inspection, maintenance and storage of equipment. Report any malfunction of equipment.
8. Follow guidelines for safe handling and storage of chemicals and supplies.
9. Follow correct policy and procedure for reporting of incidents: staff, residents, etc.

QUALIFICATIONS:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill and/or ability required. * High school graduate or equivalent education.
* First Class (or above) boilers license, where applicable.
* Preference given to graduates of trade or vocational school, with courses in blueprint reading, mechanical drawing, carpentry, plumbing and electricity.
* Minimum of three (3) years experience in construction or maintenance of equipment, utilities and buildings.
* Knowledge of state building, plumbing and electrical codes and local ordinances.
* Able to communicate and work effectively with various levels of facility and corporate staff, residents, family members and the public.
* Able to understand technical manuals used to install and repair machinery and equipment.
* Coordination and dexterity are needed to handle tools and equipment p arts.
* Must be capable of making decisions in an emergency.
* Able and willing to work flexible hours, such as during an emergency situation.
* Possesses adequate strength and endurance to meet the strenuous physical demands of such responsibilities as moving, repairing and installing major equipment, repairing roofs, painting and lawn work.
* Works both inside and outside, often exposed to high temperatures, noise and vibration of operating equipment.
* Must adhere to federal and state regulations, facility policy and procedures relating to bloodborne pathogen exposure and chemical use and exposure. * Must follow policy and procedure on use of personal protective equipment, engineering/ work practice controls and ergonomics for employee safety.
* Ability to utilize computers and other electronic devices for tasks such as timekeeping, in-servicing and documentation.
